Scenario 1Client wished to purchase a business and the freehold property. They owned their own home (with a small debt against it). The majors were only able to lend $1.5M as a package. We broke up the various components and achieved the following:
- Residential Property - 95% releasing $525,000
- Commercial Property - 85% releasing $475,000
- Business Finance - 60% releasing $600,000
- Stock Finance - 100% releasing $150,000
- Total Funds Secured - $1,750,000
Clients were able to purchase the business, keep their house and they are now trading successfully.
Scenario 2Client had exchanged on a construction site with a DA. The purchase price was $4M, yet the Value of the site with DA was $6.5M. We were able to secure funding against the DA Value of the site such that the clients did not have to put money in and also capitalised interest for 12 months while presales were achieved.
After achieving presales the construction facility commenced and they did not need to contribute to the deal at all (from a financial perspective).
Scenario 3A client had spoken with his bank and was looking to purchase an existing business. They had experience in the same industry, but had never run their own business before. Their Residential Property had some borrowings against it, but there was enough equity in the property to purchase the business and have a small facility available for cashflow.
The bank wouldn’t do the loan as it was for business purposes and the client hadn’t run a business before. We were able to get the client extremely competitive rates based on the Residential Security.
Scenario 4Client ran a distribution business and the property they occupied came up for sale. Competing offers were much more than theirs and so we worked with them to gain an approval in 24 hours. The offer was made at the same price, but with a reduced settlement period and the clients offer was accepted. We immediately arranged for a Valuation to be conducted that was returned inside 4 days and the client exchanged on the fifth day.
We were able to raise 80% against the commercial property on a Low Documentation basis and settlement occurred 2 weeks later.
